PURPOSE AND SCOPE:

To manage the project teams, including clients, designers, consultants, employees and sub-contractors.

To ensure projects are run to programme with effective commercial delivery of the construction projects ensuring that projects are technically compliant.

RESPONSIBILITIES & DUTIES INCLUDE:

  • Work with the Planner to ensure we have an effective deliverable programme
  • In conjunction with the Planner produce a “target” programme
  • To monitor progress on a weekly basis and where necessary take action to prevent slippage / recover lost time.

Effective commercial delivery of the construction projects

  • Identify required levels of resourcing for successful enactment of projects and support for future business
  • Give clear direction as required within the Team, as regards day to day business activity
  • Take the lead in the resolution of any cost, design or methodology issues to ensure smooth manufacture and construction
  • Liaise with and support all suppliers and sub-contractors as necessary
  • Provide necessary information and coordination to other Caledonian teams to ensure efficient implementation of projects

Effective safe delivery of the construction project

  • Disseminate safe working practices to the construction team and ensure the high standard of Health & Safety ethos is maintained at all times
  • Ensure the Site Managers and Project Managers are conducting regular tool boxes talks, are undertaking correct inductions and are fully compliant with the Main Contractors requirements
  • Arrange with the Health & Safety Department regular site visits and to ensure any observations / actions are closed out in a timely manner
  • Ensure the Caledonian Modular ethos is passed down to our supply chain partners

Ensure technical compliance of the product offering

Build and maintain good communications within all relevant areas of client, consultant and suppliers. Gain full understanding of the mechanics of the client and team process and dynamics

  • Ensure full evaluation of the client requirement. Ensure risks are identified and eliminated from Caledonian activities
  • Ensure close liaison with our Design Department and consultants to ensure any queries are properly recorded and closed out.

JOB TITLE:                  PROJECT DESIGN MANAGER

REPORTING TO:          HEAD OF TECHNICAL

RESPONSIBILITIES, DUTIES, KNOWLEDGE AND SKILLS

PURPOSE AND SCOPE:

The Project Design Manager is responsible for executing the design in accordance with the project’s design deliverables, directing and coordinating external design partners and the internal Project Design and CAD Technician resource allocated to the project.

The Project Design Manager will be the primary technical contact for the project, liaising with the Contracts Manager and Project Manager from the construction team, who will be responsible for managing the overall project.

The Project Design Manager will support the Contracts Manager in dealing with the client team on design related issues.

ESSENTIAL REQUIREMENTS:

The Project Design Manager should:

  • Be qualified to Degree or HND/HNC level, and have professional accreditation with a relevant institution.
  • Be competent in the use of appropriate CAD software:
    • Preferably AutoDESK REVIT, AutoDESK AutoCAD, and/or other 3D Modelling software.
  • Have experience working within a design role in a construction business
  • Have experience of managing members of a design team, including the allocation and monitoring of design workload, as well as overseeing individuals’ personal development.

 RESPONSIBILITIES & DUTIES INCLUDE:

  • Provide primary design oversight across multiple projects, including co-ordination with Construction and Project Management Team/Managers, to facilitate the timely completion of design information to meet internal and external design programme targets.
  • Liaise with the Commercial and Construction departments regarding the selection and assessment of Subcontractors to ensure they are competent, qualified and capable of providing the design input required for the project.
  • Manage allocated resources within projects and produce project design programmes to assist in project resource planning across the department.

JOB TITLE:                   SENIOR QUANTITY SURVEYOR

REPORTING TO:          COMMERCIAL MANAGER

PURPOSE AND SCOPE:

Caledonian is recruiting a Senior Quantity Surveyor to be based at our factory and head office in Newark, and may need to visit site as and when required. The surveyor will be reporting to the Commercial Manager and will carry out the duties and responsibilities as described further below.

ESSENTIAL REQUIREMENTS:

The candidate will be qualified to Degree/HND or HNC in Quantity Surveying or a similar commercial degree in construction.  RICS membership preferred.

A full valid driving licence

Will need to be CSCS qualified

The candidate will need to demonstrate an appropriate level of experience in the construction industry as a Quantity Surveyor, or in a similar Commercial Manager role for a large main contractor.

RESPONSIBILITIES & DUTIES INCLUDE:

Effectively communicate with the Commercial Manager on a daily basis advising of any issues that may affect the cost, value or margin of the projects.

Be able to communicate Contract/Sub-Contract advice to site based staff.

Keeping accurate relevant records

Ensure subcontract accounts are managed within budgets and subcontracts/final accounts are signed and agreed in a timely manner.

Collate commercial information for drafting Cost Value Reconciliations on a monthly basis to deadlines.

Dealing with Subcontract disputes and ensuring payment notices are in place and in line with current legislation.

Timely and properly recorded Applications to Clients

Producing Project Variations including tracking documents and assessment of value taken to monthly Cost Value Reconciliation document.

Final Accounts –assessment of and timely submission of final accounts giving regular updates to the client to ensure expectations are aligned.

Advise on and mitigate the effects of disputes – Recognise potential contractual issues on site and make good records including photographs and written statements to protect Caledonian’s interests.
