Caledonian delivered this 7,005m2 new school building, housing more than 1,000 pupils. The school was manufactured to meet a 42 week programme, saving six months against traditional construction.

Caledonian Modular provided a full turnkey design, complete offsite building and on site construction and fit-out package for the project, as part of the National Building Schools for the Future (BSF) programme.

Caledonian Modular was appointed as a main contractor to deliver the last of five secondary school projects, this particular scheme was proposed alongside a new build Secondary School on a tight and still active school site in Clifton in Nottinghamshire.

The project was on a very demanding time scale and as a consequence offsite was identified as the most viable method of construction.

Caledonian Modular where approached to see if the use of MMC (Modern Methods of Construction) could meet the challenging project delivery programme without compromise to the quality, design and performance of the school.

Caledonian worked with all the stake holders and associated design teams throughout the detailed design period up to the financial close period. Once financial close was achieved, Caledonian’s in house design team took the original architects intent and turned this into a buildable project that met all the statutory guidelines as well as meeting the financial constraints set by the BSF contract and government guidelines.

This entailed the redesign of some elements of the project to comply with building regulations and Building Bulletins as well as minor re-configurations of the layout to accommodate the method of manufacture using offsite assembled modules.

However, it is important to note that the original architectural intent was not changed to meet the construction methodology chosen as uniquely amongst modular contractors Caledonian’s module sizes are totally flexible and driven by the individual building design.

Following completion of the design, the building was manufactured whilst the site works and foundations were being prepared. Delivery of the building sections and the main structural installation took place during normal school operations.

The site works were progressed under the stewardship of our Site Manager and on-site team. The Site Manager utilised programmes developed by our in-house team to schedule the various sub contract packages of works to conclusion.

Included in this was the snagging and management of commissioning processes to ensure a successful handover to the client.
