Caledonian were contracted to deliver this stylish six storey residential development in the London Borough of Barnet above a ground floor retail scheme.

The light gauge steel modules with a beam/post frame were installed onto a pre-existing transfer slab to form the overall structure of the building. Modules varied in size and shape to suit the architectural demands of the project; lift cores, balconies and staircases were also completed at the factory and installed on site.

All  modules were fully fitted-out with M&E and FF&E at our factory near Newark, Nottinghamshire, including whole house ventilation, intake/extract risers, kitchens, bathrooms, interior and exterior doors.

In order to maintain architectural intent our in-house design team worked closely with the client’s architects to develop a comprehensive modular layout.

Numerous apartment layouts including complex orientations were accommodated to achieve the desired scheme.

Utilising one of five factories at our Newark Head Office, entire sections of the building were constructed under cover. This allowed greater internal fit-out, higher levels of quality control and lower levels of waste.

The modules were landed onto a traditionally constructed concrete transfer slab. In order to maintain vertical structural integrity, holding-down bolts were grouted into the transfer slab using proprietary resin fixings.

Using a bespoke lifting frame with built-in edge protection, the fitted-out modules were installed in-line with our installation methodology.

Balconies were fabricated off-site prior to connection to the main module structures at ground-level before being lifted into position.

This sustainable homes compliant building achieved air permeability rates of 1.7m3/(h.m2).
